KOKOMO Brand & Sales Growth Proposal

UNREAL proposal · Sales growth · Long-term brand building

KOKOMO is complete. But sales momentum remains slow.

The project’s real value has yet to translate fully into sales results and enduring brand equity.

Recommended · Package 2 · AUD $8,800 + GST

The value is already here.
Now turn it into buyer action.

The project’s real value has yet to translate fully into sales results and enduring brand equity. Package 2 creates the premium content system to help change that.

01 · Why now

Completion makes the project’s value visible.
Real delivery strengthens sales and builds long-term brand credibility.

The strongest available evidence

Future promises are now facts.
Buyers can see, understand and experience KOKOMO for themselves.

Two priorities

Now

Turn the completed project into compelling reasons to enquire and book a Private Inspection.

Long term

Turn this delivery into proof of the developer’s quality, judgement and ability to deliver.

01B · Published residential case studies

Brand builds attention.
A connected pathway helps move it forward.

  1. 01

    Miles Residences|Kirra Point, Gold Coast

1,000+ enquiries before launch · Early reporting used a 118-residence basis; almost half sold in approximately three weeks · Around AUD $88m in early sales · Sold out in five months—approximately 40% of the originally projected sales timeframe · Approximately 7,500 Gold Coast buyers in the database.

Published project case study Market report
  2. 02

    Elizabeth Residences|Cottesloe, Perth

Eight premium residences approximately 100 metres from the beach · Approximately AUD $1.5–2.5m each · Brand and market expression rebuilt in one month · Sold out within five months.

    Published project case study
  3. 03

    Paradiso|Como, Perth

Previous activity reportedly produced one quality enquiry from approximately 500 leads · 332 qualified leads over six months · Cost per lead below AUD $30 · Qualified leads increased 201% · Lead conversion increased 481% · More than 50% sold when the case study was published.

    Published project case study

02 · Five conditions for stronger sales

Make every market touchpoint more likely to become a productive sales conversation.

  1. 01

Use the completed project as the strongest sales proof.

Real spaces, finishes and waterfront connection become repeatable evidence for introductions, follow-up and inspection invitations.

  2. 02

Turn design value into reasons to choose KOKOMO.

Translate water, light, architecture and landscape into value buyers can understand and the sales team can explain.

  3. 03

Give buyers the right content at every stage.

Attention, deeper consideration, sales follow-up and appointment setting each require a different content job.

  4. 04

Move interest smoothly into the sales process.

Owned channels, the project page, sales follow-up and creator partnerships should lead into one clear pathway.

  5. 05

Use today’s sales investment to build the long-term brand.

Turn KOKOMO into a completed-project case study for future marketing, partnerships and launches.

More useful to sales today. More valuable to the brand tomorrow.

02B · Market position

Put more of the budget
into the home itself.

For established owner-occupiers, KOKOMO’s clearest advantage is house-scale space, useful specification and calm riverfront living at a lower working entry point than selected coastal new developments.

AUD $2.405m versus AUD $3.10m in the working snapshot. A 12m² area difference sits alongside an approximate AUD $695k price difference.

Riverfront · Beachfront

199200

KOKOMO Waterfront · Casilia Kirra

AUD $2.405m versus AUD $2.65m in the supplied comparison. The smaller price gap makes lifestyle preference—quiet riverfront or beachfront—the central decision.

More home · More resort

145100

KOKOMO · Paradiso Place Surfers Paradise

AUD $1.321m versus AUD $1.88m in the supplied comparison. KOKOMO adds approximately 45m² at an approximately AUD $559k lower reference price; Paradiso prioritises city energy and large-scale resort amenity.

Strongest buyer fit

Space-led, long-term owner-occupiers.

  • Downsizers moving from a house without giving up generous rooms and storage
  • Pragmatic buyers focused on space, kitchen, master suite, parking and daily comfort
  • Buyers drawn to a quieter, lower-density riverfront setting

Honest market boundary

Different priorities lead to different projects.

  • Ocean view and direct beach life favour Kirra or Palm Beach
  • Walkable dining and postcode prestige favour Broadbeach
  • Large-scale resort amenity and city energy favour Surfers Paradise
  • Selected coastal resales can narrow the price gap; KOKOMO’s clearest value comparison is with coastal new developments

KOKOMO gives the buyer more home to live in, every day.

Working data, sources and publication boundary

Comparison information combines client-supplied working data with publicly available project and listing material reviewed on 10 August 2026. Prices may be starting, advertised, guide or historical sale figures; area definitions, views, floor level, parking, storage, inclusions and availability can differ. This page supports internal market-positioning discussion and does not provide valuation, investment, legal or purchasing advice. Every public-facing figure requires current verification and written client approval.

  13. Client-side sales observation

Continue sales follow-up after the final release; this is not a second UNREAL report by default.

Schedule assumptions and scope boundary

Package 2 publishing is a shared milestone: UNREAL delivers approved assets and recommendations; the project team publishes through its channels. Week 10 is outside the nine-week cadence. The later 30-day period is client-side observation, not a second UNREAL report by default. The timeline starts only after the signed contract, initial payment, core information and filming permissions are in place. Weather, site or participant permissions, client feedback timing, selected add-ons and material scope changes may move milestones. Final shoot days, specifications, revisions and delivery formats will be confirmed in the formal quotation.

10 · Measurement

Measure whether the market is moving forward.
From meaningful reach to buyer action.

Both planning scenarios use the same standard: track whether market attention develops into project interest, qualified enquiries and Private Inspection action.

Package 2 base scenario

Six films + client-owned distribution

Definitions

Valid enquiry: a new contact with verifiable details and specific project interest.

Confirmed Private Inspection: the sales team has confirmed a specific date and time.

Qualified opportunity: an attendee who meets the project team’s criteria and enters active follow-up; not a contract or completed sale.

Package 3 assumptions

All six films enter the market and sales conversation as planned. Comparable verified creator reach in the preceding 90 days supports approximately 40,000–75,000 people in incremental reach; owned, partner and sales channels support approximately 25,000–45,000; cross-channel overlap is assumed at 15%–25%. One trackable destination is active and the sales team records and follows up enquiries promptly. The media allowance supports activation; it does not guarantee a fixed increment in de-duplicated reach.

Equal-period baseline

Package 2 uses Weeks 3–10 as an eight-week observation period and compares it only with a comparable eight-week pre-launch baseline. Package 3 compares its full three-month activation with the preceding comparable three months.

Recalculation trigger

Ranges must be recalculated after a material change to availability, pricing, inspection conditions, channel access, KOL partners or paid-media settings. Any Package 2 KOL or paid-media addition must be reforecast against the approved audience, platform, budget and campaign setup.

Audience Reach01

Brand Consideration02

Watch time · Completion · Saves · Search · Project-page visits

Sales Intent03

CTA clicks · Forms · Calls · Direct messages · Source tags

Inspection Action04

Bookings · Attendance · Enquiry-to-appointment · Sales feedback

These are conditional planning ranges—not guaranteed results, historical KOKOMO performance or independently verified industry averages. KOL creator and publishing fees remain separate. Performance data will guide decisions; it does not guarantee sales volume or return on investment.
